COMTO Washington State RFP: Market Study in Centralia, WA
COMTO is working with the City of Centralia, Washington on several transportation related projects in the region. We are seeking a qualified consulting firm to conduct a Market Study for the Main Street Corridor in Centralia, Washington. This project is part of the City of Centralia’s revitalization initiative, funded through a Thriving Communities Grant from the U.S. Department of Transportation of which we serve as lead. The goal is to assess business and real estate development opportunities, inform strategic investments, and create an economically vibrant corridor that reflects the community’s needs and character. Project Overview:
The Main Street Corridor covers a 50-acre area encompassing Main Street and Centralia College Boulevard between Pearl Street and Yew Street. The study will evaluate commercial and residential development potential, identify gaps and opportunities, and provide actionable recommendations to guide future land use and investment strategies.

Scope of Work:
The selected firm will be responsible for:

Analyzing current economic and demographic conditions

Evaluating market demand for retail, office, residential, and lodging developments

Identifying gaps and opportunities for business expansion

Recommending land use strategies and zoning adjustments
-
Providing data-driven insights to support local policies and business recruitment

Delivering a final market study report, executive summary, stakeholder presentation, and GIS mapping with data visualizations
Qualifications:
